Here’s a real-life scenario. A customer called because his air conditioner was leaking water. His filters were clean (dirty filters can cause air conditioners to drip water) and we diagnosed the problem as a clogged condensate drain line, which removes water that accumulates on an evaporator coil.
We were able to clear the line and advised the homeowner that while we apparently solved the problem, since this was a 13-year-old unit, other problems may surface or may be the root cause of the dripping problem. We always strive to be informative and transparent.
We also recommended other services that would improve the HVAC unit’s performance and longevity, and were also forthcoming to advise the homeowner that these services were not without risk due to the air conditioner’s age.
In this case, rather than pay for services that may or may not have extended the life of the already-old HVAC unit, the homeowner decided to replace the unit with a new one after doing a cost/benefit analysis of both options.
We have been advising clients and installing air conditioning in Miami for decades in new homes, and have replaced countless HVAC units with new air conditioners.

Maintenance
We highly recommend that you have regular maintenance done on your HVAC unit in Miami as this will ensure that it is running as efficiently as possible and will also extend its life.
There are some maintenance items that you can address yourself. Most critical is that you clean your air filter at least once a month. If you have a pet or pets, you may want to do it more frequently.
Also, it’s a good idea to periodically clean the closet where your central air conditioning is installed so that there is less of a chance that dirt and other debris are sucked into the unit’s air intake.
Some maintenance items are best left to air conditioning professionals in Miami. These include:
- Electrical work related to your HVAC system
- Cleaning interior and exterior coils
- Cleaning the blower
- Recharging the unit with refrigerant
- Checking the thermostat to make sure it is functioning properly
- Inspect and unclog the condensate drain line
- Duct inspection and work
